Our obligations regarding the Package CITY RENT NO LIMITS:

• Our agents will organize a free inspection of the property after which they will make a professional assessment of the actual rental price of your property and they will advice you for the property price as well as whether you can improve something in your property so that it could be rented in shortest possible term.
• Our agents will make photos which will present your property to our customers in the best possible way. Our customers will get a better idea of your property even before the actual inspection through an accurate plan with the dimensions of each premise and a detailed description of the property.
• Our agents will make a detailed inventory of the belongings, part of the furniture and the equipment in your property, which will be an integral part of the Rental contract that you will sign with the tenant.
• Our agency will necessarily advertise your property in our websites www.ch-eu.com and www.cityrent.bg, which are visited by hundreds of new customers every day, as well as in the most visited websites for real estate in Bulgaria, such as: www.Imot.bg , www.Imoti.net , www.homes.bg *
• Our agency will also advertise your property in other partner websites, local newspapers, radio and television, at the discretion of your agent. If the specifics of the property allows it, it could be also advertised in the best paid international websites for real estate, such as: www.Rightmove.co.uk, www.Themovechannel.com , www.Propertyindex.co.uk , www.Prian.ru , www.Europeanproperty.com
• Our agents will be present at each of the inspections with potential customers, so as to present your property in the best possible way. A Record for inspection of the property will be composed at each inspection.
• Our agency will negotiate on your behalf with every potential customer, who has interest to your property, as we will defend the best possible terms for you.
• Our agency will assists you with the preparation of the Rental agreement, as we will write all agreed terms, for your maximum protection from unlawful and improper actions of your tenants.
• Our agency guarantees the timely payment of the first rent and the negotiated deposit (usually at the signing of the Rental agreement) and if you are not present at the signing we will collect these payments for you.
• Our agency will be a guarantor for the deposit your tenant will have to pay. During the whole lease period the deposit will be kept into an account of Century Homes and after its expiry the deposit will be used in accordance with the clauses to the Rental agreement.
• Our agents will be present at the first accommodation of your customers, as they will update the inventory of the belongings that are part of the furniture and the equipment of your property at the time of the accommodation and will sign it.
• Our agents will collect your monthly rent on a monthly basis (if there is no other method of payment agreed) and will transmit it in an appropriate for you way
• Our agents will collect the money for the monthly payments of communal services (if there is no other method of payment agreed) from your tenants and they will pay them in the corresponding companies.
• Our agents will regularly visit your property during the whole rental period, to check the current condition of the property and its conscientious use by your tenants.
• Our agents will regularly inform you about the results from the property inspections. Our agency will require your tenants to timely inform you for any damage that needs urgent repair or repairs in your property. For this purpose, our agency guarantees nonstop connection between your tenants and our agents. Urgent repairs will be effected by a team of our agency and when a special repair is needed, we will ensure such in shortest terms. The payment of these repairs will be effected according to the clauses of the Rental agreement.
• Our agency will assists you at the re-signing of your rental agreement with tenants (annex for the term extension) at conditions corresponding to the present market situation and co-ordinated between you and your tenants.
• Our agents will be present at the leaving of your tenants as they will check the inventory list for the belongings, part of the furniture and the equipment of your property, as if there are any deficiencies or damages established, they will be noted in the Inventory list. These deficiencies will be deducted from the deposited in Century Homes Ltd. amount, and if this amount is not enough for their covering, you reserve the right to demand your rights legally, for which our agency will lend you full support.

Our requirements to you are the following:

• You shall provide our agents with a copy of all documents, verifying your title upon the rented property or proving your power of attorney.
• You shall sign an Agency agreement with validity period of minimum one year.
• You shall prepare a comprehensive list with all your specific requirements to the Tenants. These requirements will be used by Our agents at the selection of your potential tenants.
• You shall keep your property in condition which would create a good impression on our customers, i.e. it should be clean, tidy, with normal access, will electrical, water and sewage installation in good working order and functioning.
• You shall provide free and timely access for inspections of your property
