Guaranteed rental model (direct rental by the agency)
„CITY RENT GARANT“ is a specialized service of Century Homes Ltd, through the CITY RENT brand,
where the agency rents the property directly from the landlord as a party to the contract,
and subsequently sublets it to third parties at its own expense and risk.
This is not a standard brokerage service, but an alternative business model that provides the landlord
with fixed and guaranteed income, regardless of the actual occupancy of the property.

I. NATURE OF THE SERVICE
- Century Homes Ltd enters into a lease agreement with the landlord in its capacity as tenant.
- The agency has the right to sublet the property to third parties under conditions it independently determines.
- The landlord has no contractual relations with the end users of the property.
- The agency assumes the full risk of vacancy, non-payment, and tenant changes.
II. REQUIREMENTS FOR THE PROPERTY AND LANDLORD
- The property is subject to individual assessment by the agency.
- The terms of the contract (rent, duration, payment method) are negotiated individually for each property.
- The landlord provides the property in a condition agreed between the parties.
- A minimum contract term may be required.
III. FINANCIAL MODEL
- The guaranteed rent amount is determined after analysis of market potential and expected occupancy.
- The rent is paid regularly by the agency to the landlord, regardless of actual occupancy.
- Payment can be agreed monthly or periodically (e.g., every 6 months).
- The landlord owes no commissions, administrative fees, or fees for replacing end users.
CITY RENT GARANT is offered selectively, after individual property assessment, and does not constitute a standard brokerage service.
It is applied through a separate lease agreement between the landlord and Century Homes Ltd.
