| Housing prices in Veliko Tarnovo are falling | ||

| According to a review of specialized websites and real estate agencies housing prices in Veliko Tarnovo are falling. Brokers themselves say that in recent months most of their clients have mainly been interested in properties with declining prices, regardless of whether they are newly built or older construction, while ignoring the rest. This interest has also led to the appearance of listings with price reductions of several thousand euros. For example, on the website of one agency, the price of a one-bedroom apartment in the Kartala district with an area of 80 sq. m has dropped by 3,100 from 138,000 to 134,900. Another one-bedroom apartment in Zona B, measuring 61 sq. m, has also seen a reduction, though only symbolic: just 100, from 107,000 to 106,900. In the Buzludzha district, a renovated two-room panel apartment with new furniture has fallen in price from 130,000 to 115,000 at the end of April. The seller adds that the price is still negotiable and could be reduced further. An additional advantage is the parking area in front of the building, although there are no reserved paid spaces. The largest reduction announced is for a two-room brick apartment in the center of the old capital, on Marmarliyska Street, with an area of 89 sq. m. Its price has dropped by a full 23,000 from 199,000 to 175,900. The apartment also includes a basement storage room of nearly 9 sq. m, and buyers can additionally purchase an outdoor parking space for 13,000. There are also properties for which prices have been reduced multiple times within just a few months since the beginning of the year. One such case is a four-room apartment in the Akatsiya district with an area of 120 sq. m. Its original price was 139,000. In January, it was reduced by 4,000, and just a few days ago it underwent a second reduction of another 7,000. The apartment is now being sold for 128,000. A garage is also available for purchase, with enough space in front of it to park a second car. This would solve the parking problem not only for the future owners vehicle but also for their spouses. Price reductions are also seen among the less commonly offered larger apartments. A three-room brick apartment with an area of 95 sq. m, located in the city center near Ivaylo Stadium and Bacho Kiro School, was previously listed for 180,000. Its current price is 169,900. Another three-room apartment on N. Gabrovski Street, with an area of 110 sq. m, has dropped from 160,000 to 145,000. Along with a basement and attic, the property also includes a private garage, making the offer quite attractive. The review shows that the current average housing price in Veliko Tarnovo, calculated based on listed properties, is 139,646, while the average price per square meter ranges between 1,500 and 1,666 depending on size, location, type of construction, and amenities offered by the property. The most expensive apartments continue to be newly built properties in the Kartala district, followed by those in Buzludzha, Zona B, and the broader city center. The cheapest listings are found in the Sveta Gora and Cholakovtsi districts. The most expensive residential listing currently found on the website imot.bg is a 350,000 four-story brick house in the Akatsiya district with an area of 432 sq. m and a yard of 196 sq. m. The house has five bedrooms, a spacious living room, four bathrooms, and a garage for two cars. Interestingly, until last month its price had been 310,000, after which it suddenly jumped by 40,000. The cheapest offer is a 52,900 floor of a house in the Varusha district, measuring 51 sq. m and built in the 1980s. |
